Guide for Purchasers.
- Registration – We will initially register your requirements and pay particular attention to what is important to you. We will then arrange appointments for you to see any suitable properties.
- Accompanied Viewings – We will accompany you around the property, highlight any points not readily apparent and give you any general advice on the area if required. We strictly adhere to the 1991 Property Misdescriptions Act, so any information given will be honest and factual.
- Making an Offer – We act for the owner and are duty bound to achieve the best possible price for them. However, many vendors give us guidance on whether or not they are willing to consider offers and we will guide you accordingly. Any offer made will be confirmed in writing to the owner. In order to put an offer forward in the best possible light, we will require your financial status and details, if relevant, of any dependent sale. We can recommend a solicitor or mortgage broker if required.
- Progressing the Sale – It is important that any documentation you receive is returned promptly. We will be liaising with all parties in the chain including other agents, solicitors, mortgage brokers or lenders etc. Should you require an update at any point, just call us. Once contracts are exchanged, you are legally committed to buy and a date for completion is stated on the contract. If several parties are involved in a chain, it is important that there is flexibility here, in order to take into account everyone’s circumstances.
- Legal Completion – On the day of completion your solicitor will send the final monies to the sellers’ solicitor. Once received, completion has taken place and the solicitor will confirm it is in order for us to release the keys to you.
